Case by Case Homes is a husband-and-wife team that does something most agents can’t: we renovate your home before we sell it. Josh is a Class A contractor; Melissa is a licensed agent. Together we evaluate, plan, fund, and manage the improvements that earn the best return, then list and sell.

The name is the philosophy. Not every home needs the same work, and over-improving wastes money. We study each property on its own terms and recommend only what today’s buyers will actually pay for. No guesswork, no overspending, no managing contractors yourself.

Melissa runs the real estate side: pricing, marketing, and listing strategy. She studies what today’s Northern Virginia buyers actually pay for, so the money you invest goes toward the work that moves the needle.

A member of the Northern Virginia Association of Realtors (NVAR), she has spent years representing sellers across Fairfax, Arlington, Alexandria, and the surrounding communities.
